Paying off your mortgage in your forties is not a fantasy. It takes a plan, a bit of discipline and, above all, a clear head about what is worth doing. Here are the five steps.

## 1\. Know your number

Find out exactly what you owe, what rate you are paying and when your deal ends. Many people have never looked at the full picture and are surprised by how much interest they pay each year.

## 2\. Overpay a little, often

Most lenders let you overpay by up to 10% of the balance each year without charge. Paying an extra £100 a month on a £150,000 mortgage can knock several years off the term and thousands off the interest.

## 3\. Remortgage before your deal ends

When a fixed deal runs out you are moved to the lender’s standard variable rate, which is nearly always higher. Start shopping around three to six months before your date and use a broker if you are unsure.

## 4\. Use windfalls wisely

Bonuses, tax refunds and small inheritances can go straight onto the mortgage. A single £5,000 lump sum early in the term can save far more than the same amount at the end.

## 5\. Keep an emergency pot

Do not overpay so much that you have nothing to fall back on. A savings cushion of three to six months’ expenses stops you borrowing at a worse rate if the boiler goes.

None of this is magic. But a household that does all five can save a decade of payments, and every one of those years is worth £10,000 or more.
